Our aim
is to provide an efficient and professional service and
to ensure that the purchasing of a property in Greece is
a pleasurable and successful experience.
During inspection visits clients will be driven around,
either by Andreas who speaks English or his English
associate, and introduced to the area whilst viewing the
properties for sale.
Recently built and renovated houses will be available
for inspection and in some cases the owners will be at
home to share their thoughts and experiences.
Accommodation can be arranged and we shall be happy to
advise on travel arrangements.
We are well aware of the
concerns which people have when moving to another
country and advice and help on such matters as health,
tax, insurance, cars, utility bills etc will be readily
available.
Language will not be a
problem as you will meet professional people who speak
English and we can introduce you to English speaking
lawyers.
All the paper work involved in a purchase will be
carried out on your behalf and the necessary preparation
and arrangements made for the signing of contracts.
Once the property has been chosen the prospective
purchaser engages a lawyer who carries out searches in
the Property Registry to ensure that there are no
adverse encumbrances.
After the search has been successfully completed and the
price agreed the taxes are paid.
Negotiations on your behalf are carried out with the tax
authorities in order to arrive at the assessed value of
the property which is based on size, type and location.
This is the figure on which taxes and fees are based.
Arrangements will then be
made for the transfer documents to be presented before a
local public notary in order to complete the contract.
The lawyers of both vendor and purchaser are present to
check the contract and terms, accuracy and time of
payment. At this stage topographical details of the land
and building plans are checked and appended to the
contract.
The contract is then read out, and translated if
required, in the presence of two witnesses after which
it is signed by all parties.
If the purchaser is unable to attend then it can be
arranged for someone to be granted the power of attorney
and to sign on behalf of the client. The public notary
will register the property and deposit the deeds at the
Property Registry office where they are retained.
The purchaser receives a validated photocopy of the
deeds.
